JBD,

I looked them over too, and it looks like the downloads are intended to be a complete math curriculum. The website with free Eureka downloads is aimed at classroom teachers, and includes complete lesson plans, classroom activities, homework, assessments, and supplements. Your school is probably printing directly from the website.

On the plus side, if you choose to use the Eureka materials for afterschooling, it should be fairly easy to SSA her in her school math class, from the standpoint of feeling confident that there are no gaps, and no inconsistencies in language or terminology. And it's free. But no pretty colored books!
